In fact you could post an add looking for one... something like "looking to by XX size fridge, with working ice maker, must look nice, paying $200" and I bet your phone will blow-up..

You might not have a case for anything if you made certain agreements. sounds like the move-out walk-through was typical of what happens, but It doesn't matter what the resident manager said to you- he's probably not the ultimate decision maker.

my first unit was a condo, it's been profitable and pretty easy to deal with.....and....I would never buy another nor would I recommend it.the HOA fee alone sucks. it builds no equity and you have little control over changes in price. and it cuts into cash flowthe hoa can put on special assessments (although I have never had one)the hoa can simply be a pain in the *** if someone living there is out of spec or they have restrictions that make renting trickiercondos generally don't appreciate (in my experience) like SFH because they have to appreciate as a whole, which is harder. not the worst possible investment, but since I have owned mine I have seen no benefit over my SFH and I have less control over it

We have a lot of trains, and you can hear them through the night sounding their horns from any part of the city, no matter how well insulated your home may be.But right up against the tracks is a different story.The city is contemplating some sort of fix that would allow trains to go through without the horns, which would make renting properties near the tracks much easier.Any advice about purchasing near train tracks?

But, if you can afford it, I'd put a little fridge in each unit and a microwave, and maybe even a little coffee maker, to lessen the traffic in the kitchen.

Whether it's kids or tenants, so much confrontation can be avoided and resolved by directing emotion from a person to a piece of paper with rules, rather than the rule maker.
