They're great, once you figure out how to do it and find grad students. Law or med students are best. MBA students were usually flaky, unless it was a joint law or other degree. They didn't create problems, they just didn't stay over a couple of months. Joint degrees with law did stay, usually several years - like law/business degrees. Also, engineering students were great, even undergrads. And all international students were great. They're serious students. They'll probably want to leave over summer, but see what I wrote in the other post about subletting over summer.
Oh, and I gave tenants a $100 rent credit if they referred someone to me that I rented to. I usually had a waiting list.
