If so, everything related to the property should be in the name of the businessAside from that, just purchase the property and all the business licences without forming an LLCI hope this helps

The seller will have to pay the full commission to the agent, regardless of where the buyer lead came from, and if you are not licenced, cannot receive any referral fees.

Sure a good agent that can sell their services and knowledge will give a good starting price that in fact should sell and they don't want to take on an over priced listing, then you have the majority of agents that just want to get any clients and will deal with those issues after the fact.Remember other than wholesaling there is no easier and cheaper way to get into real estate than getting a licence.
