I will admit it – I was hungry- I wanted more but I didn’t have the skills or experience to do it on my own, I didn’t want another job - I was sacred –  I was sold on all the propaganda about real estate riches and continued to search for that magic formula.That was over 40 years ago - as I think back about all those programs - I realized that my intuition, creativity, imagination or the pure synergism of all that information enable me to create hybrid formulas of my own – formulas that helped me avoid conventional financing, credit approvals, cash down payments, real estate agents, gate keeps and those others who wanted to delay my progress of making money in real estate.

Hey @Kadijah Hammond, I agree with Nimral.In my experience, to do flipping well, you should have a great relationship with a hard money lender / investor, or start out with cash.Wholesaling enables you to get your feet wet, with minimal liabilities, all while understanding the process.

Remember that every 10k increase in NOI, you're getting an extra $125k in property value (using 8% CAP rate) which can be extracted through a later loan.Have you run the numbers without the inhouse manager?

Patrick Anibaldi , depending on how much equity you have in your 1st home, you can do a cash out refi or HELOC and consider private lending as well.This will enable you to invest in local real estate with decent returns and not have to worry about managing the property or pay someone else to, which can cut into the profits.
