Im looking to sponge as much knowledge as possible, with one of my strongest assets is my work ethic.

Sorry to be wordy but just wanted to put my two cents in that I feel it is an ethical thing more than anything.  

Of course, I'm assuming you are ethically and legally wholesaling properties. 

I think it would be a more ethical option all around and less likely to get you accused of bank fraud.

I don't know what legal recourse they have but ethically I'd want to make it right.

These are professionals with additional training and a stricter code of ethics.

Nothing to do with ethical or politically correct reasons.2 contractors, both same years in industries and both have identical knowledge and skills.One has one leg the other 2.I am hiring the one with 2 legs, because he will probably be faster, less likely to get injured on the job, etc. etc.These are just facts.

I don't think this is very ethical as you technically don't have the cash. 

We had 2 escalation offers on our most recent sale and it definitely helped the “winner” and our broker was very ethical about it - I don’t think a buyer who offers an escalation would honor it without seeing another offer in writing.

I did a quick research and it seems many people are doing it and there isn't anything wrong ethically or legally, so is there something wrong in subletting for profits that I'm missing?
