were do you investors get POF

Hi everyone. 

I am actively looking to invest in Newark NJ with the BRRRR strategy, and like everyone knows to make a offer for a REO or short sale - witch is usually good to got a fixer upper - you need to have POF, and because my business strategy is to get a deal under contract and then look for a money partner i just don't have POF

so i would like to ask you investors how are you getting POF to make a offer and get a deal UC

suggest you change to finding money partner first then go shopping.. I know many say find the deal the money will follow.. but if you cant get into escrow because of lack of POF .. that strategy is a non starter..

Personally I want to know we have the funds lined up before we go shopping.. don't want to waste everyones time on deals that wont close.
