At my heart I knew I did not want to deal with an owner but I would if the house was good for them.  

I have only taken Scott’s so I cannot comment on others but his training has been instrumental in my development where I have bought 60+ notes in past 18 months a good real estate calculator will have a PV function.. that is the heart of the matter in note investing.. just learn how to do that one function first off..

I am, as you have correctly surmised, a horrible old man eating of his bitter heart in the desert and liking it.

I made 4 loans their to a flipper and he just was having a HUGE heart ache with contractors stealing and not finishing..
