In the crawl space, maybe right before the cables go through the outside wall, coil up a couple of feet of extra cable - this lets you do tricks later like cutting off the last inch of cable and installing a new connector.

I can't afford to have tenants move out because the heat is weak when it's 20 degrees out.The big problem was that the exchange coils inside the air handler were completely gummed up.

I could see electric heat being a problem if it was conventional electric baseboard heat where there is no fan, but it seems that when using an electric coil heater with a blower on it as well that it can be a very efficient way to heat a space.

If electric than one of the two coils could be defective.So there are a few items to check out first .If it is bad just call the company and talk to the owner or manager on duty.

Last serviced in May 2015, refrigerant fully charged then.I looked up the inspection report I did eight months ago when I bought the unit, and inspector noted the temperature difference is 16 degrees and unit is operating as expected.I called up the AC company who service all my units and they said about 18-22 degree difference is what should be expected on a brand new system, and the efficiency drops as the system gets older and the coils get dirty, or there is a leak in the refrigerant line.
