Ive been looking for 3 beds one baths or two beds and a finished basement. 1 bath as well. so far no luck. as a last resort Im asking for some help.

The MLS is my last resort to find properties not my first.

I agree that properties in L.A are expensive, but I know that there are people flipping in L.A I think it is probably harder now since there aren't many fixer REO properties on the market.It seems like people in L.A will have to resort to doing direct marketing to buy homes directly from homeowners.

I own a very nice park model in Caza grande a Arizona located in Palm Creek golf and RV resort.

If you have good credit, funds and capacity to get the work done (like with a contractor) IMO, a hard money lender is a last resort, you won't need to go there.

For example, in busy resort type communities that have vacationers regularly, I have seen the percentage at 40%!

You can choose wills and a time range (like last month) then scroll to the bottom of the wills and see if there is probate filing info.As a last resort, they are available at the courthouse but I would look for another way.There has to be a notice to creditors somewhere so they can make a claim for any money owed to them by the person that has passed away.
