Saving up $10K for a down payment might not seem that crazy when you're used to seeing prices in the 500K range, but typically people that live in areas with 20K - 100K properties are probably making south of 50K a year and likely supporting a family or a paycheck-to-paycheck lifestyle.I actually market almost all of my rentals to students and people in transitional states of their lives (young professionals mainly).

Will probably add that into a lease when I have a family living in a SF investment of mine down the line.At the moment, I rent to students and you probably can guess they will neglect to take care of the exterior maintenance.

DON'T do it....we had a biology teacher rent an old SFH we acquired.She secreted in a collection of rodents, the ferrets were the most disgusting.After her 3 yr lease was up we were going to rehab the place anyway.

Since I'm showing the house to other prospects anyway, I just tell them to come and see the house anyway, bad credit or not.But hey, someone's going to cave in and rent to her.It makes me sad the prospects around here are just awful.Maybe I'll find better candidates in May or June.High schools and colleges should really make it mandatory for students to take a course on money management.
