A heloc is interest only so lower payments and none when not using the money but typically it is  line of credit commitment for a 10 year period before changing to an amortized loan and the interest rate is variable (during the non amortization period).

Once you get over a certain amount of capital it becomes hard to effectively allocate it.If you don't run into that with 1mil, you will as you keep progressing.I think you owe it to the family to speak honestly to that.That's the reason most large institutional investors have a hard time in the SFH world and focus on larger, lower cap rate investments.

I'd be very confident offering lower than you normally would on these because of that risk added to the fact that materials for repairs will be more expensive in the short term due to lack of supply.Please keep us posted on what you learn and how this works out!

Is the market slowing down or are we used to looking at certain neighborhoods that have had major increases this past year and maybe buyers are starting to get priced out of those areas and are looking in lower priced areas now?

@Eric LeBlancWe have done well investing in the Spring area - One thing that helped our bottom line was to reduce our expenses by investing in areas that have lower tax rates - we moved completely out of Harris County to Montgomery County and found further savings by buying in neighborhoods without a MUD tax - we effectively reduced our expenses by one percent or more (which is like having an extra month of rent).Good Luck and Happy Investing,
