Best Low Cost Self-Directed IRA Provider/Custodian

Hello BP family,

I am looking for recommendations on best low cost providers/custodians for Self-Directed IRA or Solo 401k or Checkbook IRA. I realize that these might be considered 3 different products and not all providers offer all 3. I mentioned these 3 as I have not decided which is best for me yet. I plan to rollover from my employer's 401k to one of the above. Later in 2019, I plan to convert to a Roth Self-Directed IRA or a Roth Solo 401k. I know that I will pay taxes on the conversion. However, my tax bracket in 2019 will be much lower than it currently is. Thanks for reading and commenting in advance.

If you convert to a Roth IRA you cannot move it to a Roth 401k. Otherwise take your time and talk to several custodians/administrators and probably those that do all 3 and also invest in real estate.
