Disagree -- first one is an introduction -- just tell the building who you are....All follow ups are then related to the market, what's going on in the building, how many active, in contract, sold since last one....Keep splicing data for them -- show them how 1 beds have increased vs 2 beds vs 3 beds vs 4+ beds --- summarize the results, e.g. more families are moving into NYC so the need for 2 and 3 bedrooms is vastly outgrowing the need for studios and 1 bedrooms.Talk about trends in the area with design/style -- new development is popping up everywhere -- everyone is using Gaggenau and Miele appliances with Corian or Quartzite countertops.

But we still see small triplexes and fourplexes with only studios and one BR at relatively sane prices for this reason.Subsequently, investors moved on to the 5+ unit class that was unavailable to owner occupant loans to find anything that made any sense.

If people don't believe the high prices here, the rent on my studio with no kitchen here is $400/month than the mortgage was on my 3-story house in Atlanta (with huge backyard, etc.)

It does get frustrating when some of the cheapest places are 180k for studio and 1bdrm condos lol.

Might be closer to 300k.Property also has large shop which we use for our own tools/maintenance, so property provides additional value to us through that.Existing Property 2:SFR, recently refi'd at 60% LTV, appraised at $230kBought at $145k, so basically have pulled all money back out with refiCurrently rents for $1300Adding an ADU into backyard studio - cost $25kAdditional rent $750; total predicted rents of $2000 (main house would reduce rent with ADU rental)Not sure if ADU will shift FMV much, maybe a little bit towards mid 200'sAlternative option to adding more units - purchase property instead with 50K downpayment:SFR in B/B+ or Duplex in B/B- area, around 180-200k25% downMight need minor repairs, paint, etc.
