I've only been concentrating on all the ways I would fail.

I’ll probably give them a 60 day notice for an increase to $1150 per month.  

I don't see Tech going anywhere (more likely to get a tenant) and I'll take the college aged tenants (despite the bad reputation of doing so.)

My plan would be to rent it out monthly with the crappy kitchen, knowing I’ll lose money on it for a year (hopefully not much longer than this), then once we are able to renovate the kitchen, we should be able to generate some good cash flow.  

Not ready to sell yet but I’ll try finding a tenant in my own first. :).

Worth so I'll let you buy me a burger at Kincaids and we can discuss. 

I'll be living in one unit and rent out the other to make a nice $250 profit as well as no rent needing to be paid on my end. 

Let me start by saying I have not visited the property yet, I'll be doing that in the next week or so.Here are the property details.  

To make an offer unrepresented I'll admit is an advanced strategy and I wouldn't recommend for 9 out of 10 people.
