I am sure San Antonio, Dallas, and Houston all have their stories but I believe in the long term sustainability of Austin via its non-oil-based job growth.

Or, are you happy with hitting a minimum monthly cash flow target you have established for yourself in an area where vacancy rates are almost zero; properties are appreciating at a solid, consistent and sustainable rate; schools are rated as good or better; and, indicators for both the economy and population are all pointing upward? 

hello to you all,I just want to advocate that my 'section 8' tenants are my BEST tenants and have provided me wth sustained longevity.  

Though if these rental rates are sustainable, it would require either renovating an old building or building a medium rise in order to get the desired cap rates.

Sounds like you all are creating more value than you capture and that is a sustainable way to create wealth. 

When you find a topic that resonates for you explore it more deeply.

Hard to build sustainable systems without the core people in place and I have been doing these things for 16 years.The way I do things may not work for most people.

I'm hoping this experience will lead into some modern mixed use with an emphasis on sustainability.

My guess is that's why you're looking at 300 unit as that should be enough to be self-sustaining in most cases, but it's not 100% clear if that is true or not.That kind of project (300+ units) would run around $15+ million in my market. 

I'm building too many bridges at once and it's definitely not sustainable.
