I'm leaning towards hitting a local investor group meeting and trying to partner with someone with a little more experience.

We have a group up in Logan that is starting an Ogden meeting next month (Northern Utah REIA) nureia.org.  

Do not try to do everything yourself.Have good and experienced Team members are professionals that can help you meet your goals.  

You will learn so much about business, capitalism, taxation, what is wrong with our country, meet many different types of people, your own flaws and strengths and the list goes on!  

I meet a lot of sellers who aren't ready to sell today, but who likely will be in the next 6-12 months.

Currently I am changing direction with the market and starting to do some new construction, creating notes, and still flipping a few properties.I am now wanting to meet and network with others that have the same drive and desire for getting the most out of life.  

When I meet with potential sellers, how do I present myself and what do I disclose and what do I refrain from disclosing?

Although a lot of fun, my job is too erratic with long hours to do that, so I came across Brandon Turner's book on Rental Property Investing and felt it gave me options to be more "hands off" in terms of being an investor with good property managers, etc.I'm saving money and hope in the next year to buy my first property as I learn more, read more, and hopefully see the seattle market slow down a bit.I would love to meet like-minded people in the area.
