For what contractors charge we are miles ahead doing it in house.Typically ownership transfers at the stopbox in freezing climates and at the meter in warm areas.

I suspect as the weather warms and rates stabilize or even drop we could see a mini 'market boom.'

go to your warm market first and see if anyone has some money sitting on teh side lines.

Typically, we use Benjamin Moore colors "Modern Gray" with a contrasting warm white color for ceilings.

We are looking at Chicago, Nashville, and Dallas given we have warm contacts in real estate in these areas and our initial analyses seem to suggest we can generate reasonable cash returns.
