1031 Exchange: Should you find a buyer for a seller that already has a sales team?

Hi so my background for this question is: I'm a broker that deals with sale-leasebacks and 1031 exchanges, as well as pretty much everything net lease. I moved from residential investing to commercial, so my understanding is limited. I have a buyer that is looking for a 1031 exchange at $3m to $5m at a 6.25% cap to 7%. There's a couple other needs to be met there but here is the question again in depth:


Should I work with another sales team that is representing the seller to sell to my buyer? How much will their services need to be compensated? Thanks for helping out

 As your buyer is going to pay your commission, with this buy box in mind, reach out to all your local brokers and see if they have anything, build those relationships.
