Hi guys, I'm new to north New Jersey and I'm looking for a real estate agent who has a lot of experience finding good flips and has a deep knowledge of the area.  

But what do you do when you are a busy professional and you don't like the muss and fuss of dealing with chicken scratch and you don't want to muddy up your hands in the chicken coop and get your clean suit messed up?  

After that, there is a single annual inspection that is just in place to ensure the rental is still clean, safe and functional.

But then, I just don't care for HOAs due to the messes I have cleaned up in the past. :)

If I had non-standard sizes, I would buy or make some number of reusable filters - maybe 6 or 12 - deliver them to the tenant, tell them to change them once per month and set the dirty filter aside, and I would collect them on a regular basis and clean them/have them cleaned, rinse and repeat. 

, arrange for someone to clean it out if its a dump (It usually is), get bids for repairs, approve bids for repairs, get repairs, re appraise the property, then list it with a local agent.

Tough to find houses, even distressed, that can be purchased at a deep enough discount to fix and flip for a decent profit and then the value of the properties have been rising so fast that it's tough to imagine the rate being sustainable to justify an appreciation play.

I live in the deep south and haven't seen snow in years not any real snow anyway, good point lol.  

Now I need to fix holes and clean.
