I am from Boulder Co. Just wondering what town in colorado should I  invest . I am interested in buying an hold.

@Cheyenne Davis the pure cash flows are in the poor rural counties. Otero County and specifically towns like Rocky Ford, La Junta, and Fowler (they are about 2 hours drive from the metro area). There are a number of cheap houses (<$30K) that would rent for about $600 per month. You can pick up small multis for about $10K per door. Now when you look closer at these areas you see that the population of the county is declining at about 3% per year for the past 30 years. These same or similar homes that you are buying for $30K probably sold for that same amount or more 15 or 20 years ago. There is no appreciation. There are many abandoned buildings there and in short it is an area in decline like much of agriculture based rural America.
