I certainly respect your opinions and you're both absolutely right - the 1031 is not for every transaction. 

But if you are cautious and respect their mode of operation, LLC offer very strong protection from either inside liability (all states are almost the same) and from outside liability (each state is different and there is also differences between single and multi members LLC.

Would signing the lease give you separate sleeping quarters with you in turn writing the respective conjugal visitation agreement??

A realtor has a fiduciary responsibility to get as much money as possible for their client (seller) which I completely understand and respect, but an investor is looking for a bargain.

For instance, if I have a 1200 sqft 3/2 in a class C and a similar size in class A that rent for 900 and 1800 respectively, actual capex $ isn’t going to be that different.
