Optimal ARV price range in Dallas market for BRRRR?

What price range house is ideal for utilizing the BRRRR strategy in the Dallas metroplex? Even the most beat up houses in C < neighborhoods seem to be at or over 100k? What's a typical selling price and estimated ARV that you've found worked for you?

Also, anyone looking to go 1/2 on one of these?

@Ivan Loza Best places to get deals is off market. Either buy from wholesalers or market and find your own deals. If you are buying something using a realtor you are paying too much.
