Ten to one evictions leave alot of bad tastes in the mouths of landlords, and you might be able to get a solid deal.

The only real feed back I have received from people is that some investors have left a bad taste in some peoples mouths and word of mouth travels quick.

You can go after non-accredited investors through word-of-mouth (no advertising) and you'll probably have to set up a private placement memorandum.  

Once you build a reputation as a good rental, word of mouth will be huge.

It's the same as taxi drivers getting upset about uber drivers taking money out of their families' mouths without having to go through the same licensing as they do.

You want to leave with a good taste in your mouth so you feel confident when you buy your 2nd, 5th, 10th, etc. 

I found interest in the real estate business this year and I couldn't be happier that my husband approached me with the idea of becoming an investor because now we've took that step of turning an idea into a reality!
