New Jersey Tenant Eviction Notices to land a deal

Hi All!

I wanted to see if any New Jersey investors have had any luck with pulling tenant eviction notices from public record, contacting the property owner who might be willing to sell, and landing themselves a good deal. 

Does anyone know if there is a list online of recent tenant evictions for New Jersey? So far, I've contacted the municipalities I'm interested investing in, however they referred me to the county level, and the county hasn't really given me an online source. I assume the best way to pull the public records is to just go down to the courthouse?  I guess they don't publish these records online?

Any guidance, advice, suggestions are always welcomed and appreciated

Hey @Christie Duffy so this is what I found out from this experience. You need to physically go down to the courthouse if you want to get eviction notices, there isn't anything published online in NJ. When I bought my first 2 family in October I took a different route. Since I'm an agent I checked out all the expired listings on the MLS for Multifamily homes and started reaching out to some of the owners to see if they wanted to do a for sale by owner sale. You need to be a little careful with this method and see what kind/ how long their previous listing agreement lasted/if it's still in effect. Through waiving my commission I was able to get an ok deal (the house appraised for 25k over what I bought it for). It was definitely a better deal than buying something directly off the MLS as it left more room for negotiation, because I knew the owners tried to list the house previously and it didn't sell.
