I think perhaps the piece I need to understand better is how the syndicator uses leverage to buy, and that I by extension am using that leverage. 

That number has come down a bit in recent months but it still looks like it's staying above 100k.I analyze that area as census tract 106301, which includes the entire section between Britton, Wilshire, Western, and the Broadway Extension.

Solar panels can be pricey upgrades with little affect on ARV.In other markets - HVAC/Central Air installation, upgrading kitchen/bathroom, property extension, deck, pool, etc. can boost ARV.
