(13-196-570) Maintain floors, walls, and ceilings in safe condition. (13-196-540) Maintain building in safe condition.

They don't live here, so coming to maintain is a pain, but they like the income.

But if the other appliances all have lots of mileage left, then just replace in kind and maintain the appeal of a symbiotic matching kitchen.
