Does anybody Know about Private Dirt Roads and Financing

My wife and i are looking to buy an auction property. its a house thats valued at between 250-275 thousand and sits on a few acres. we think we may be able to get it all in at 200,000. The House has been on the auction for a while. we actually drove 500 miles to look at it and was a great house. it is one of those Hubzu Auctions so i know it will be alot of watching and not bidding and bidding etc..I asked the agent if she had any idea why it had not sold. she thinks its been vacant for a while. public records show it was foreclosed on in august. but she thinks it was vacant for a while before that. and it has been on the market before the foreclosure at around 255,000. She said she thinks it may be because it is on a private dirt road that is not maintained by the county.and as far as they can tell it is not maintained by anybody. Our concern is if we decide to sell it down the road that people may have trouble getting financing.it is one of only about three houses on the road. We are planning to pay cash for it if we win the auction and we will move and it will be our personal residence.i appreciate any comments or help thanks
