I had them re-key my other properties so its part of their system, so I don't even need to worry about leaving keys. 

I believe people selling real estate "systems/books" make money on those systems and not on actual investing.

You guys make some really good points and after doing some research and understanding some of the loop holes / how we have to work the system, a quick flip is not going to happen.  

Just a small warning:In some areas, as soon as you pull a permit, all systems in the whole house must then be brought to code.  

Maybe the $60k "comp" was totally rehabbed with all new systems, and this house is a dump with a leaky roof and bad foundation?

The payback for solar is certainly faster for the larger systems.

Add all those up and you have the amount to allocate for cap ex.Many people use a much simpler system.

The system is somehow disabling ALL my keyword alerts because of this.I haven't received a single keyword alert (including those I click through frequently) in over a week (usually 5-10/day) despite resetting my preferences several times a day.PLEASE DISABLE THIS FEATURE.  

The millionaire real estate agent is a good book if you are actively working as an agent because I really breaks things down in how you can build the systems to grow your business which i found very interesting.
