Lived here my whole life and have watched certain parts of the city get bad over the years.

I have listened to many podcasts, read many posts/forums, watched many webinars, and etc.

what do you normally do when it gets hard finding deals in your preferred market, do you start looking into new markets, out of state markets, do you just give up and go watch dancing with the stars?

Make sure you have good credit, talk to banks tomorrow (local) and closely watch/understand your market for next few months, then you will be setup for at least a 20% down on a cash flowing property.

Up to you to say.I did an exchange for a lady who saved $350 after paying the exchange and everything on a lot sale.   

Watch out for those cash only deals.

On a related note; I remodel kitchens and there have been homes where we have been watched and listened to.
