Hello BP,My tenant attempted to turn on the gas to the fireplace and apparently gas was leaking.

first time- ran out of funds to continue mailing..second time-  it worked better but my end result still stunk. im not sure if my investors were too picky or what exactly the problem was. but i could not find anyone who was desperate enough to sellI will be trying my third attempt soon, but i wish i could get results sooner instead of having to wait 6 months out.suggestions?

You should write them a letter and send it certified mail stating that they are at risk for damages associated with not giving proper notice, that you are holding their security deposit to cover any potential risk, and that you are currently attempting to fill the vacancy but that they are on the hook for losses incurred during that time.

I had a thought that it would be nice to own a multi-unit house to rent to graduate students, similar to one that I had rented so many years ago.I am interested in attempting to finance a rehab-and-hold.
