Study and evaluate the current demographics compared to the history of the trend over at least a 5 to 10 years period.

I do have my residential real estate license which I got directly after college and of course never used :)-It's's now expired....also I did buy my first house over 3 years ago when I was 25 years old.  2 years later I sold it for an 18k net profit (all I did was paint everything else was in great shape). 

Just looking to find out what is trending in Pittsburgh area.  

I'm looking understand Memphis area better, but would like to understand what the trends are right now and where the fix & flip and buy and hold outlook is.  

We do a lot in the MF large value add apartment space because the trends continue to be so powerful, but there are other solid niches that deserve a look.  

Some of the things in the house were in very bad shape when I bought it from years of abuse.  

They seemed to be spot on with what happened from 2009-2016 and with predicting the construction trends. 

Hi BP fam,I'm helping a buddy install laminate hardwood flooring and we have a pretty good start, but have an abnormally-shaped layout in the house (working from one end of a trailer to another) and our tiles aren't quite fitting the way we'd like.

For example, in Austin Texas, the areas by the University of Texas is littered with old 1940's era houses that are not in pristine shape.
