This is a great place to meet and connect with investors and professionals.

There are legitimate transactional lender already out there just google it, there a few I'd shy away from due to lack of professionalism, but there's a few that are easy to Work with.

I am fortunate  enough to know several people that are professional investors and are willing to spend some time mentoring and giving me experienced advice.

Of course, if it were legit, I would do all the due diligence necessary and consult all the proper professionals.

If they can't come and see it, I provide a video, or walkthrough with facetime with them, so they can't complain later that they didn't realize the house is missing something they really wanted, etc.
