There wasn't a Certificate of Occupancy available online, but I pulled it from the Dept of Buildings to make sure that  I wasn't wrong.Either case, when I purchased the building, I immediately re-appraised it as a 4 family so I can get a 2nd Mortgage.

Currently run as two units with the owner running his nonprofit in one unit and his convenience/grocery store in the next unit.He wants out of the property fast due to repeated armed robberies over the 20 years of ownership as well as overnight break ins requiring complete remodel of the front face of the building.

Very easy to book, pay, and get a thorough report all online.

I found a similar group online and put in a contact request through their contact form on their website - you guessed it - crickets.

I paid my dues online, but I was never issued my NRDS ID number, so I have no way to create an account online.

If anyone has tips or creative strategies to find off market deals I'm all ears ...I've considered direct mail ..for some reason I want to see if chatting with local PMs and brokers gets me anywhere first

Save half the commission when you sell by using Realmart or a similar online MLS listing service, for a flat fee of a few hundred dollars they put you on the MLS and then realtors will bring buyers to you without you having to pay a listing agent of your own.
