This property is in New Jersey where most judges side against landlords in court so we are hesitant to file for eviction for fear that they'll come down on us about it being an ESA.Has anybody else navigated this sort of thing before?

Hire a professional: Consider hiring a real estate agent, a property manager, or a real estate attorney to help you navigate the buying process and manage your property.

It is on BiggerPockets under Events but that section of the site is pretty difficult to navigate.

It can vary block by block in many areas so make sure you have a good property manager or agent who can help you navigate the neighborhoods.

I've helped folks like you, many from the west coast navigate an out of state investment.

Hey Neil - We have been navigating the STR market here in Tampa since 2016. 

I guess many of the rentals are to persons that own the right vehicle to navigate the sand roads or do the owners or rental companies supply transportation, or am I over analyzing the need for 4 wheeldrive?

Unless you're comfortable in your ability to navigate a transaction I would get another agent.
