North Carolina Outer Banks
Hello All. 1st time posting here. We are looking at the North Carolina outer banks for some possibe investing and partial living. We are interested in maybe doing short term rentals during high season and then living there during the more down season. We currently live in Texas, so this would be a long distance management or with the right deal on two places or a place with a rentable guest quarters we can self manage. Anyone have any experience in the outer banks? Kind of interested in market, places to zero in on, places to avoid, any thoughts? Anyone know about insurance from flood and hurricane?

I moved to the area 7 years ago and am working on purchasing my fourth rental property in the area. I also own a handyman and a remodeling business here (OBX Handyman), I would be glad to answer any questions that I'm able to about the area, the market and my specialty: houses that need fixing.

As far as the Rodanthe area, the north end of town known as Mirlo Beach is extremely prone to washout from the ocean side. If you look at very old maps there was an inlet there at one time. Mother ocean cuts through whenever she feels like it, no matter how many 2000 lb sand bags the NC highway division stacks up. sometimes taking out the road and sometimes just covering it in a foot or so of water.
There are some other areas that get frequent over-wash but none like that spot.
If you google "mirlo beach home" you can see some videos of waves breaking underneath those houses.
I surf, fish, spearfish and free-dive in the outer banks and I spend more time looking at sand bars and near shore bathymetry than most people.
