I can doll this house up and it is in a cul de sac with only one house that looks bad but it is still a single wide in a community comprised of older manufactured homes set pretty close to each other.Concern: Yes, it cash flows if i can attract tenants who pay rent on time and every month.

You can CREATE an LLC anywhere (read up on Nevada & Delaware), but must Foreign File in every state you do business.Unless there's special restrictions in AZ, you don't need the lawyer and $1400 to create or foreign file - - you can do both yourself.

If you can get the tenant to defacto pay your mortgage, that's effectively house-hack so go for it.
