How Much Will These Violations Cost to Fix?
I found a 4-unit I like, but it has violations:

Does anyone have an idea what this would cost me to fix and how soon I’d need to do it?
I made an offer with a contingency that the seller fix the violations and they’ve been stalling ever since. I think they don’t want to deal with the violations. I’d like to make a second offer that’s lower by the amount it will take me to fix all this.
What do you guys think?

Hi and I am James from Tampa, FL. I used to live in Wisconsin but moved down here 15 years ago. My future father in law is a real estate attorney and here is what I would do. Go online and find out what the violations are, what its going to cost, and how much time you have to fix the problems. The chances are the reason that they are stalling is they don't have the money to fix the problems. Make another offer that deducts the price of the repairs, list them all with the cost, and that they need to pay closing cost as well as a realtor fee if it applies. You can discount the problems on your offer and make it good for only 7 days. This way you can get into the property and also contingent on an appraisal as well if you want one. It's always good to have one but add a $15,000 deduction to the price as well to cover any addition Costs but you don't have to put that in with the costs of repairs. Just make it lower in price by that much. Have you had the chance to walk the property yet? Let me know and feel free to ask anything else if you like. I will do my best to help you.
