If you can't accept that tenants don't always play by the rules then the rental business is not the space for you.

You can either continue with that structure indefinitely with a strong management agreement in place if you want.  

My goal is to obtain a single-family rental property sometime in the next 6 months, and if everything goes well, continue to do that (buy more rental properties) at regular intervals.  

You can install vinyl plank over your cracked tile, but depending on how uneven the tile floor is now and in the future (it will continue to crack) and how think your selection of vinyl plank, it will show through the floor eventually.The existing tile likely cracked due to instability in the subfloor.  

If it's a really rough area the percentage will continue to climb about 10% upwards of 15%.  

I have seen all these scenarios play out in real time.And there are certain states I simply would not loan at all..

I have found most are willing to work out some sort of deal, after all we are all just business minded individuals playing in the real estate space.

So far I have raised some capital and will continue to do so until i find the right opportunity.
