I feel that at least 40% of them come to Dallas

I just went into contract for a turnkey in Dallas through Memphis Invest.- Looking for an experienced mentor to learn from and bounce ideas off of. 

I would like to gain knowledge from a few Dallas/Fort Worth area investors who would act as a mentor/coach. 

In July 2014 I bought a 200+ unit off market deal for $6 million that appraised for $7.4 million at day of purchase in Dallas, TX.The deal was a re-positioning/value add play - meaning I had to clear out the "bad apple" tenants, bring in better management, rehab the property, and value was created as rents were below market.In 15 months, my team took the property from 84% occupancy to 98% and we achieved raising rents over $100 per unit. 

I will be looking for some Investors in the Dallas area to either bring deals to or partner up with.

I am from the City of Dallas and live in a suburb of Dallas now.  

I look forward to getting to knowing others in the North Dallas area. 

Raleigh and Dallas stand out as two that seem underserved compared to the economic growth.Do you guys have other good sectors or cities to weather the storm?
