Tenant has moved out and property has been cleaned up and ready to be rented again.

I was thinking, if I can get a handyman out there asap just to do some clean up and maybe put a tarp over the roof 'holes' if possible, and with the next step, coordinating my insurance adjustor and my property manager to evaluate this....and go from there? 

With the cleaning service included.

Or is there a healthy balance of 50/50?

For example spell out what will happen if one person does not keep common areas clean, I would say that its up to the tenants to work it out amongst themselves.Also who will buy soap, toilet paper ext..

Now tenant stated he is going to stay in hotel tonight because “he had a long week and does not want to clean bathroom”.

Now we're hoping to clean it up and sell it as a wholetail deal.

If I were to BnB out my room or any spare areas while I'm gone I could (hopefully) trust/pay my roomate/tenant to help or hire an independent cleaning service.
