I'm totally unfamiliar with this but from anything I've been able to find with google these fees sound outright criminal.

I'm about to graduate with a BA in Criminal Justice at SDSU and I want to be fully submerged in real estate investing right after the semester ends (17th of this month, dec).

But that's only good until he ends up getting busted.The easy road seems to be selling the house to him, but I don't like dealing with criminals.

They both passed credit and criminal background checks no problem.

Here are a few pointers, - Background Check, Criminal record, eviction record, credit report, bank statements, previous landlord referral (look up the property on the auditor to verify that it's not their friend). - Ask them what they can share with you.

A lot of break-in investigations end with no known criminal and no prosecution.  

At the apartment complex where I worked (Fort Collins, CO) we required a larger security deposit for non-citizens because it is more difficult to look at credit/eviction/criminal history.

At those ages criminal records are public and will save you from a nightmare tenant.

The title process is confusing and seems criminal from my Candian friends experience.
