I am trying to understand the need for Managers at a Mobile Home Park.Assume:Off Site/Out of State/Out of Country/Outer Space InvestorOnly leasing land - no rental units.Tenants responsible for paying own utilitiesPayment POBox or bank located nearby and handled remotely.Landscaping shows up or doesn't get paid but is an outsourced vendor, same with garbage.Road needs to be paved x times every y years..Then what do you need a manager for?

You want to make sure you check with the PM before you buy a property because if they advise you that a certain property will be tough to rent because of X, Y, or Z, then those are red flags for you as a buyer that you'd want to know.Though I have steps 1 and 2 listed, you never stop educating yourself.

In a perfect world the masses in the industry would do X,Y,Z but I deal in the real world how things really happen.

I estimate the updates to cost about $Y-$Z.

If they do you wrong, approach them and say you are not happy with the service for X, Y, Z....  

Why have just one, when you cam have both!
