In addition to the obvious interest in real estate investing, I'd like to use my rental units to teach my daughters about business and managing money.

It teaches a great lesson.

So I was under the impression that someone in an outside market is more willing to allow me to shadow them because they're not necessarily teaching their competition.

I am looking for either a JV (Joint-Venture) partner or Mentor around the Inland Empire area who can teach me the Ins & Outs of wholesaling real estate.

Even furnishings can affect their impression...everyone has different taste in colors and styles.

The results are not pretty....I want to teach the concepts through role playing as folks remember stories and dialogue better than "talking heads." 

One of the hardest things I have found is to balance my style & tastes (This place is cool and unique, I love it!)

Hi Anthony,It will look weird if you try to restyle it yourself.It might be wise to talk to an Architect in the area who does SFH work.That way it's more likely that everything will be styled good to the eye and match.You don't want the 1st and second stories looking like flip flops with a tuxedo, or vice versa.Maybe look into Hardy board, and Blue and white really POPs a lot better than beige (but you have to respect the neighborhood styles and colors too).This house is not the same style, but it is an eye popping blue and white.

Additionally, it will teach you the important skills to learn how to find off-market deals and how to market to them.
