We just had a huge run in property prices, and for several reasons, I get the feeling that the market is a little frothy. 

My girlfriend's parents have done several fix and flips (her dad is a GC) and would likely help us out, although they do live a few hours away.

Also, the home could have a sale date and go into foreclosure at any given time, or not successfully postpone a known sale date, so you could wait for months only to have the rug pulled out from under you at a moments noticeBack during the recession, i had buyers wait several months on a short sale..

Just have a Texas agent set you up a very broad MLS search or several of them.

I have done it several times as well. 

There's just too much oversupply in the apartment space that will take several years to absorb. 

I give him several dates/times and then that's the end of it - nobody shows up.

I have several properties located in OZ's in Oakland CA already. 

Not saying there will be another crash as severe like last time but at some point there will be a downturn and these areas I believe will still be more vulnerable.
