I have seen some landlords pull up in a brand new sports car after just giving the tenant a rent increase.

The purpose of our IPA is first to analyze and summarize the performance of your current real estate holding-s from a return on invested capital/equity standpoint.

I am looking at a SFH and some of the items listed in Inspection report will require repairs but seller is not willing to perform the repair work.

Most would look at this real estate adventure that i've been on and wonder why I still do it, and honestly I give all of the credit to God and every sport that i've ever played because I just don't quit.

I believe remote RE investing is more difficult in building and maintaining the team, getting market expertise that at least is equivalent to the locals, and to perform heroics when necessary.  

Put in the time to develop relationships with hard money lenders and private lenders who can serve as your failsafe for closing on a property if your end buyer does not perform. 

I think 15 as a side hustle is about the right number before performance and turnaround start to slip.

That kind of performance is invaluable in contracting.....
