Then I use this data to make a more informed decision on where I buy, how to furnish it and market the unit.I don't know the local laws in the Twin Cities, but it is import to learn the local regulations if there are some, and fully understand the local sentiment towards short term rentals and if it will potentially change.

The best way to do this since it is a one off deal is to buy the property as tenants in common, your LLC as 50% and your partner as the other 50%.For me, coming in to an existing LLC as a partner means I am at risk for any law suites, etc you may have or may have coming against that entity.

Also, keep in mind that after he trashes his credit, even if he can get a VA loan, the rate will be higher... that's going to cost him more in the long run than just doing the right thing and paying back his existing creditors.
