I have a traditional balanced portfolio with no real estate holdings except for about 65k in an REIT.My job is on auto pilot and I’m looking for a challenge and am excited about expanding my real estate investing.My thoughts on proceeding are: purchasing a SFH with 25% down and managing myself then invest rest in syndicate or passive real estate deal.

Mechanicals and roofs are fairly easy to get good contractors in (at least in my experience), and scare away many buyers because they are fairly costly.

There are different kinds of bank options out there, such as closing on the construction loan and then closing on the mortgage (so closing twice) or finding a bank that has a 2 for 1 deal, where you pay closing costs upfront, and the construction auto-transfers to a mortgage (this is what I'm doing).
