I am going to see if my auto pays stop and go from there.

I have a traditional balanced portfolio with no real estate holdings except for about 65k in an REIT.My job is on auto pilot and I’m looking for a challenge and am excited about expanding my real estate investing.My thoughts on proceeding are: purchasing a SFH with 25% down and managing myself then invest rest in syndicate or passive real estate deal.

Mechanicals and roofs are fairly easy to get good contractors in (at least in my experience), and scare away many buyers because they are fairly costly. 

I was reading my 2nd book "The Richest Man in Babylon" and it all connected that the fundamentals of wealth, life experience, wealth creation, it's all been running mechanics and rules true for literally thousands of years. 

Has anyone on here had any experience with or heard of "IQdial''?...its a crm for real estate investors.
Its like the upgrade version of Dialexcel where you can dial multiple phone numbers at one time off the spread ...

@James McCard - The previous owner was running an auto body/ repair shop out of the garages.

The economics, financial, social and mechanical and legal make it fascinating to me.

There are different kinds of bank options out there, such as closing on the construction loan and then closing on the mortgage (so closing twice) or finding a bank that has a 2 for 1 deal, where you pay closing costs upfront, and the construction auto-transfers to a mortgage (this is what I'm doing).
