I’m saying “Okay, I got lucky and dived in.

As I’m trying to find my market, before running any deep dive numbers I noticed that I find myself drawn to properties that are HOA.

I've been studying and listening to podcasts for the past 2 years now and I just need to dive in.Listing is 200k Townhouse(divorce sale) and comps in the area range from 190-330k.

Looking for a cosmetic fix is definitely not what I have been doing and I will take a deeper look into that for a while as I read more and gain for knowledge.

I've known about List Source through BP podcasts to get into direct mail but did not dive in yet.

They are both terrific and thank you for diving deep and explaining the details.

@Anne Hatfield, David goes into some good details here, that I felt I was alluding to, but clearly didn't dive deep enough into.Setting up a separate bank account for the rental is advisable, in my opinion, regardless. 

@Evan Loader, Thank You Evan, I think I have stumbled upon a few of his videos, but I need to get deeper into what he does.

Could we maybe dive a little deeper into this?

I have only done this once before and I know I need to stick with my process but sometimes I let my heart make me want to look deeper.
