The house is going to need much more rehab than initially thought. - New roof, HVAC, pest/WDO mitigation, plumbing and some electricI have placed a counter offer based on these findings.

From my understanding, if you're looking for online rent collection services that are free for both the landlord and the tenant, you're usually going to need some compromise such as to pay some sort of monthly fee or receive the funds much slower. 

To me, it's a few dollars spent to make my new tenant's life easier on move-in day and it sets a positive tone.

But with your advise I am going to need to be more detailed than I thought.

I would start by saying make sure you train your analyzing muscle.

I figure if I have bi weekly visits initially it'll help set a tone, then come by monthly.
