When sellers are selling a property, typically elderly or properties in a trust that have multiple siblings, I find there is a tremendous amount of mental pressure on the seller(s) to move the property.  

I didn't even use a spreadsheet, at best it was pencil on a pizza box and at worst it was just mental math that my brain could handle.  

If you deal with people promising the moon, lousy business presence and a "stay small keep it all mentality" (meaning they purposely stay small and don't hire team members in order to hold down costs), then whether they are a turnkey company or not makes no difference.  

It was and still a mental challenge as you previously created an identify for yourself and but break old ways of thinking.

Plex people not getting along as well with entitlement mentality.

Hello Kenneth,  I wasn't clear with what I was saying but the group homes I am referring to are for the mentally disabled adults.

This is an outgrowth of the under 6 mental health homes and care facilities that do not need a permit (though they cannot be within, I think it's 500 feet of each other, but I digress) In Riverside, CA this is absolutely true because it is commonly done with rentals near UC Riverside and I have confirmed it with City planning...

I don't expect to be physically or mentally functional when my 2017 vintage loblolly planting is harvest ready and heredity says I won't be here.
